New home sales are slightly up at 3.58% over 2010 which was with an estimated 12,920 homes sold in 2011 in the Central Virginia region.

Home prices are continuing to fall with the average home price coming in at $179,900 which is down 5.94%.

If you’re hoping to buy a home in 2012, here are a few New Year’s resolutions you might want to make:

1. Make sure to get a copy of your credit score and history. Mortgage lenders have grown very conservative and selective in determining which mortgages will get funded. Lenders will pull credit scores from each of the three credit reporting bureaus (Equifax, Experian and Trans-Union) and then use the scores to determine your loan’s interest rate. Go to AnnualCreditReport.com to get a free copy of your credit history.

2. Be on your best credit behavior. Lenders regard borrowers with credit scores above 780 as their best customers. Unless your credit score is above that level, you should work on eliminating any errors, and practicing good credit behavior so that your credit score rises. The best thing you can do? Pay your bills on time and in full each month. Each credit reporting bureau offers good credit behavior tips for free on its website, or you can go to MyFico.com.

3. Shop around for the best loan. Even though the federal government is backing more than 90 percent of all the loans through Fannie Mae, Freddie Mac, FHA, VA and USDA, it pays to shop around. Make sure you talk to at least four or five lenders before you sign your application, including a “big box” lender, a small local lender, a credit union, a mortgage broker and an online lender.

4. Create a great home buying team. Whether you’re buying investment property or a home to live in, you’ll want to create a team of real estate professionals who can help you find the right property, at the right price, on the right terms, without any headaches. The team should include a great real estate agent, mortgage lender, real estate attorney, tax preparer (with experience in investment real estate if you plan on buying real estate as an investment) and real estate inspector to start. Residential real estate investors will want to add a 1031 exchange professional and commercial inspector (if appropriate) to the mix.

Having the right team in place will go a long way toward making your dream of homeownership come true.

Gift Certificates: A gift certificate to a home improvement store is a particularly good option if you aren’t 100% sure what the homeowner wants or needs. By generously giving them a gift certificate, you put the decision-making power in their hands. If you’re afraid the gift card feels trivial, remember how you felt as a homeowner. Making the home your own was important – and having a gift card instead of a lime green candle will probably mean more at the end of the day.

Personalized Gift: If, however, you know the homeowner, a more personalized gift may be the right option. Try a welcome mat with a message that’s special to them or a house plaque with their name and house number. A serving bowl with a special message might also be just the right gift when if they plan to host parties of their own in the new house.

Bubbly or Bottles of Wine: Champagne is always a wonderful way to celebrate a new home. Bring by a bottle of their favorite or share your favorite wine with them. Nowadays, you can even customize a bottle of wine with a special message or even the home owner’s name (another great touch!). Just be sure that the homeowner enjoys having a cocktail or two, and be sure to bring the flutes.

Green their Home: Having plants in the home not only brightens a room, it can help to improve the overall air quality in a home! Give the gift of a nice house plant or gardening basket to help the home owner add a hint of green to their new home. Can’t find healthy green plants amid the frigid air? Try buying a bulb that will grow when the weather warms up. Or try a seasonal herb such as rosemary which always fills the home with a nice Holiday scent.

A qualified home inspector is a crucial member of your real estate team. A great inspector can point out expensive repairs, make you familiar with your new home, and, most importantly, give you the peace of mind that you’re buying a great home.

Not all home inspectors are created equal. Consider asking these ten questions as you interview potential inspectors:

1. Can I see your license? Although home inspectors are licensed differently in each state, a qualified home inspector should be able to show you a license and professional association credentials.
2. Have you had any recent training? Residential building codes and requirements change frequently. A great inspector should be taking frequent training classes in your local area.
3. How many homes have you inspected? Can I have a referral from a past customer? Don’t leave your home inspection to chance. Hiring a seasoned professional means that he or she will be able to easily recognize potential pitfalls.
4. Is home inspection your only business? Only hire a home inspector who is strictly a home inspector.
5. What does your inspection cover? A good inspection covers the home’s foundation, structure, exterior, interior, roof, attics and basements, plumbing, electrical, and much more. At the end of your inspection, you should receive a written report.
6. May I come to the inspection? Being on-site during your future home’s inspection is invaluable. Have the inspector point out all issues and flaws to you in person, and make sure to ask questions and take notes.
7. Can you come look at this? You may have noticed a few quirks during visits to your new home. Point out these concerns to your inspector.
8. What condition is the roof in? Depending on materials and climate, the average home’s roof lasts about 20 years. Roof replacements are a costly investment.
9. Can you show me how that works? Home inspectors are experts in your home’s various systems. Especially if you’re a first-time homebuyer, have your inspector take a few minutes and show you how to use your home’s furnace, water heater, electrical panel, and emergency shutoffs.
10. If you were buying this home, what would you fix and when? Your inspector may not be able to give you specific repair estimates, but he or she can help you prioritize items that need to be repaired immediately, and those that can wait a few months or years.
